The North West’s first major agent event of 2023 saw more than 40 of the region’s property professionals come together in Manchester for the official launch of HPARK, the new 1.45m sq ft manufacturing and distribution development from Russells.

Guests were among the first to view the new HPARK film, showing the opportunities on offer at the 120-acre site and a flight over the newly opened M62 link road which serves it.

The film demonstrates the all-important location – just off the M62 motorway in Heywood, nine miles from Manchester city centre – and the scale of the site which will be home to six B2/B8 units. It details the specification, sustainability features and employee amenities which combine to make HPARK the largest sustainable industrial opportunity currently available in the North West.

The event showcased Russells’ fully-approved, shovel-ready 688,000 sq ft unit, H-688, which is available for an immediate start, alongside a further five units ranging from 39,000 sq ft to 450,000 sq ft, all of which benefit from outline planning approval. 

The agents were also treated to a talk from guest speaker Mark ‘Billy’ Billingham MBE, TV’s most decorated and highest ranking SAS officer and chief instructor on Channel 4’s Who Dares Wins.

Representatives from Rochdale Borough Council and the Rochdale Development Agency were also in attendance, keen to demonstrate the local authority’s support for HPARK and its potential to support creation of more than 2,400 jobs for the borough.

Andrew Russell, Russells’ joint managing director, welcomed guests to the luncheon at the King Street Townhouse in Booth Street, together with colleagues from Russell LDP who will deliver the development and agents Paul Cook from CBRE and John Sullivan from Colliers.

It’s a proud moment for the whole team to unveil the details of a development which has been more than a decade in the making, and which we’re confident presents the best operator opportunity available in the North West today.

“We know operators are looking for Grade A space in a central location, cost effective builds with energy reduction front and centre, and a great working environment for employees, and that’s all incorporated into the core specification at HPARK.

“I’d like to acknowledge our guests from Rochdale Council and Development Agency for their support in getting the scheme to this shovel-ready position and the assistance provided in delivering the £20m motorway link road which makes HPARK undoubtedly the best connected site in the north.”

Agent John Sullivan from Colliers said: “The launch was a great opportunity to showcase the scheme to colleagues whose clients are looking for the best located, best specified units in the region, and I think seeing the film really brought home the scale of HPARK, the H-688 unit in particular, and the huge benefits the new link road provides.”

Russells is set to host a second event in London on February 9th 2023, launching HPARK to the international market. Royal Marine Commando Monty Hall will be the speaker.
